The tower’s 30-level vertical structure and tight inner-city footprint presented several challenges. Built’s jump-form methodology meant the façade had to be progressively sealed as the structure climbed through winter, with limited opportunity to revisit earlier levels. Maintaining watertight integrity, managing colour uniformity, and achieving crack-resistant finishes under variable weather and access constraints were key requirements.

The heritage facade restoration demanded a system that offered modern performance without compromising breathability or historic character, ensuring long-term protection while preserving aesthetic authenticity.

Early in the project, Dulux Acratex Technical Services worked closely with Built, Hayball, and Unique Wall Finishes (UWF) to identify and trial systems best suited to the project’s demands. The collaboration focused on performance, safety and long-term warranty compliance, leading to the specification of the Dulux Acratex facade system.

Main Tower Concrete Bands:

- Primer Coat = Acratex AcraBond – Used to promote adhesion to underlying substrate

- Levelling Base Coat = Acratex RenderWall AcraBuild Plus – Polymer modifier non-combustible basecoat render

- Primer Coat = Acratex Green Render Sealer – Unifies surface porosity and Polymer modifier non-combustible basecoat render

- Aesthetic Coat = Acratex Coventry Coarse

- Protective TopCoat = Acratex AcraSkin – High Performance crack bridging and weatherproofing membrane topcoat.

Heritage Facade:

- Acarasand + Acrabuild Plus –heritage-sensitive system replicating original texture.

The project achieved completion on 17 September 2025, with the facade meeting both design and performance objectives. Built Pty Ltd commended the quality of finish and collaboration across the project team.

The Dulux Acratex system achieved excellent colour consistency, high build uniformity, and long-term waterproofing performance - setting a benchmark for high-rise facades within Perth’s CBD.
